i think not allowing pets is extreme in most cases. i think charging an additional amount every month for rent in case something goes wrong is reasonable and adding into the lease that youre not responsible for injury that happens on the property is reasonavle. i also plan to offer 6mo-3yr lease. here, most people are taw or they are on one year lease, because the only way rent can be increased here is through a new lease.

That's not how a recast works. You don't start over that's a refinance. If you're in year 9 because you paid principal down and you put a lump sum towards the principal you stay at year 9 the balance drops by what you paid and so does the mortgage payment.

As a contractor you are looking around 115-150k in renovation costs. Not sure what the other homes are selling for in there but you add your 50k to this it makes 50k. So to me the other homes in the area need to sell for well over 350-500k. I don’t see any money in this unless you plan on living here

The Wrap Around Note and All-Inclusive Trust Deed is additional security for the seller to foreclose in case of default. The seller has no recourse for a simple Subject To deal without that lien. I always recommend Wrap Around because of that additional security, even when there is no equity (use a Mirror Wrap). A Mirror Wrap is simply a Wrap Note that exactly reflects (mirrors) the existing debt for balance, payments, and maturity.

I have child support owed though I pay have a back child support balance. I have a peace of property i want to buy but fear they will come for me (the state).
